Usually we turn commitments around within 30 minutes or less and policies are out within a few days at most. If you have an underwriting question, we are happy to speak on the phone or even meet at your office to review the issues. Title insurance protects the insured from losses resulting from claims against one’s ownership of real estate. It is unique in that it provides protection from problems that occurred before the insured took title. Title insurance is relatively cheap compared to the value of real property and the legal expenses from a title claim, no matter how small, are generally quick to exceed the cost of a title policy.
North Carolina and South Carolina are attorney states. This means that title companies, like MTC, are not allowed to handle real estate closings. We can handle disbursements for a commercial closings, but only at the direction of a real estate attorney. Residential closings must be handled by a real estate atttorney to comply with the CFPB.
We do not handle any title searches in house, but at the request of a real estate attorney, we are able to hire a title attorney to conduct a title search.
Yes, for our commercial real estate clients we handle disbursements. We are not able to handle disbursements for other matters.
